LOCATION: The historic Roberts Ranch is located in Modoc County in Northeastern California. The ranch can be accessed by taking Hwy 299E from Redding to the Bieber and turning North on the Hackamore Rd. Just north of the town of Lookout is a large body of water on the left side of the Hackamore Rd. This reservoir is Roberts Reservoir named after this pioneering family. The ranch begins at Roberts’s reservoir and proceeds north.

DESCRIPTION: The Roberts Ranch offering includes ground around Roberts Reservoir, and proceeds north and west of the reservoir. The Northern Boundary is in Hines Reservoir, and includes about 2/3 of the surface acres. The ranch is used for the grazing of cattle during the season. Recreation is really this ranches strong point. The potential for waterfowl hunting is unbelievable. Mule Deer, Antelope, and Quail and lots of wild life utilize this ranch. Horse back riding, 4-wheelers, hiking etc. are all on this ranch.

RECREATION:  The recreational component of the ranch is unlimited. The Roberts Ranch adjoins the Lookout Ranch, a famous ranch in Northeastern California for its waterfowl and mule deer hunting. Roberts Reservoir holds unbelievable amounts of waterfowl including Canadian Geese, speck and snow geese during the hunting seasons. The Ash Creek Wildlife Area, 15,000 acres of wild life area is located just a few miles to the south. Hines Reservoir holds thousands of waterfowl during the season and is 2/3 owned by the ranch. The Roberts Ranch is large enough to be eligible to be entered in the California Dept of Fish and Game PLM program. This would avail the owners of deer and most likely antelope tags. If the 140 acres were planted to grain or wild rice the waterfowl hunting on the property would be spectacular.

TIMBER: There is a small concentrated patch of timber (Approximately 100 acres) on the ranch. The balance of the ranch has junipers and pines scattered about the ranch.

ZONING: Ranch is zoned unclassified but is designated AG and AE in the general Plan.

MISC: This ranch is an estate sale and is being offered for sale by the trustees. It truly could be one of the best buys around on a per acre basis. It fronts on a paved county rd. fronts on two large reservoirs, has lots of wild life. Yet it is close to the towns of Bieber and Adin in Big Valley.
