Location: The Manes Ranch is located south of the Lassen County town of Bieber in Big Valley easily accessible off of Hwy. 299E and fronts on Pumpkin Center Road.

Description: This is a cattle and hay ranch, mostly level and flood irrigated. The ranch has several older barns and outbuildings and is located in an area of very nice ranches. The Manes Ranch offers lots of wildlife especially ducks, honkers, quail, antelope and mule deer.

Acreage: Approximately 400 deeded acres.

Livestock: The present owner summers about 125 spring calving pair on the ranch, with the addition of a new irrigation well the ranch could summer 200 pair or more. The prior owner used to winter cattle on the ranch feeding them hay.

Hay: The Manes Ranch has 40 acres in alfalfa grass and 40 acres in straight alfalfa. The owner  put up about 200 tons this year. This ground is under wheel line irrigation. Additional ground could be put in hay production.

Water: There is an agriculture well producing according to the owner about 600 G.P.M. This is run by a diesel motor and pump. There are two domestic wells. The ranch also has water rights from the Pit River. The Pit River right is for 268 acres and 4.46 cfs delivered in a ditch to ranch from Pit River as per Water Rights Adjudication . Also there are two wheel lines and one mile of 8” above ground main line.

Improvements: There is a 120 head feed lot, a pole barn and old covered barn that can store about 600 tons of hay, in addition there is an old homestead that is being torn down and a single wide that can stay or go away buyers choice.

Comments:  Rare opportunity to own a good ranch, with excellent soils with good ground water. This ranch can be expanded to run more cattle or put up more hay. Needs an additional irrigation well, some ditch cleaning and it could be a great show place ranch. And owner financing.
